Please read these Terms of Use (“Terms”, “Terms of Use”) carefully before using the http://redfoxlodge.com website (the “Service”) operated by Red Fox Lodge (“us”, “we”, or “our”).

Your access to and use of the Service is conditioned on your acceptance of and compliance with these Terms. These Terms apply to all visitors, users and others who access or use the Service.

By accessing or using the Service you agree to be bound by these Terms. If you disagree with any part of the terms then you may not access the Service.

INTELLECTUAL PROPERTY


The Service and its original content, features and functionality are and will remain the exclusive property of Red Fox Lodge and its licensors.

LINKS TO OTHER WEBSITES


Our Service may contain links to third-party web sites or services that are not owned or controlled by Red Fox Lodge.

Red Fox Lodge has no control over, and assumes no responsibility for, the content, privacy policies, or practices of any third party web sites or services. You further acknowledge and agree that Red Fox Lodge shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with use of or reliance on any such content, goods or services available on or through any such web sites or services.

We strongly advise you to read the terms and conditions and privacy policies of any third-party web sites or services that you visit.

DISCLAIMER


Your use of the Service is at your sole risk. The Service is provided on an “AS IS” and “AS AVAILABLE” basis. The Service is provided without warranties of any kind, whether express or implied, including, but not limited to, implied warranties of merchantability, fitness for a particular purpose, non-infringement or course of performance.

GOVERNING LAW


These Terms shall be governed and construed in accordance with the laws of Australia without regard to its conflict of law provisions.

 

Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights. If any provision of these Terms is held to be invalid or unenforceable by a court, the remaining provisions of these Terms will remain in effect. These Terms constitute the entire agreement between us regarding our Service, and supersede and replace any prior agreements we might have between us regarding the Service.

 

CHANGES


We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material we will try to provide at least 30 days notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.

By continuing to access or use our Service after those revisions become effective, you agree to be bound by the revised terms. If you do not agree to the new terms, please stop using the Service.

RATES

 

All rates displayed are in Japanese Yen (¥) and are inclusive of taxes.

 

All prices quoted are per person, per night or per room, per night, unless otherwise stated.

 

Double and Twin rooms sleep two people but may be booked for one person only. In this circumstance, the full room rate will apply.

Triple rooms sleep three people but may be booked for one person only. In this circumstance, the full room rate will apply.

 

We adopt dynamic pricing and the price of our rooms, products and services fluctuate based on demand and other factors. Before confirming a reservation or purchase, we will provide you with a total price for the requested number of rooms and nights, together with the charges for any additional products or services you may have added. 

 

Prices are subject to change without notice, and all persons are obliged to pay the overnight price current at the time of reservation.

 

Unless otherwise indicated, extras such as train station pickup/drop off, snow shuttle drop off/pickup, hot breakfast, are not included in the rate but you may be able to add them to your reservation during the booking process or they may be available to you during your stay.

 

PAYMENT

 

For bookings made directly with Red Fox Lodge, a credit / debit card is required to hold the booking. The booking is subject to our cancellation policy as detailed in these Terms & Conditions. Providing a credit / debit card at the time of booking authorises Red Fox Lodges to process cancellation and no-show charges in line with our Terms and Conditions as specified below.

All payments made by Credit / Debit Card are in Japanese Yen (¥) and incur a 3.5% surcharge for processing.
Our credit card payments are processed using Square technology. It is a secure service that is safe and easy to use.

Red Fox Lodge is not responsible for currency conversion and therefore any questions regarding currency conversion must be directed to bank.

Booking payments can be made direct at the lodge via Cash or Credit / Debit Card and are in Japanese Yen (¥). Please note that Credit / Debit Card payments will incur the square processing fee (3.5%). Cash payments do not attract this service fee.

 

 

THIRD-PARTY BOOKINGS

 

Bookings made through a third-party website are subject to that site’s terms and conditions. Please be aware these may differ from ours.

 

 

CANCELLATION POLICY

 

For bookings made directly with Red Fox Lodges:

Any Cancellations must be made in writing and confirmed by Red Fox Lodge.
 
The general cancellation and no-show policy is included below:
> For cancellations greater than 90 days, there is no fee and any deposit paid will be refunded in full
> For cancellations of more than 30 days, but less than 90 days, 50% of the total fee will be charged to the card on file and is subject to the 3.5% square card processing fee
> For cancellations of less than 30 days, 100% of the total fee will be charged to the card on file and is subject to the 3.5% square card processing fee
> For no-shows, 100% of the total fee will be charged to the card on file and is subject to the 3.5% square card processing fee
 
Please note that certain rates, fees or special offers are not eligible for cancellation, refund or change and will be stipulated at the time of booking.

For guests who booked through a travel agent, online booking platform or other third parties, please contact your booking provider directly for assistance regarding their cancellation policy. 

 

Special Cancellation Policy - Coronavirus (COVID-19) 

 

For bookings made directly with Red Fox Lodges:

 

If travel is not permitted due to COVID-19, Guests can cancel or modify their reservations without penalties by contacting Red Fox Lodge directly.

Note: Guests requesting a refund of any kind (i.e. cash or credit voucher), it may take up to 90 days from the date of cancellation for the refund to be processed. The form and timing of the requested refund may be subject to the applicable laws of the respective hotel’s location (i.e. Government imposed restrictions on vouchers and cash refunds). 

For bookings made via THIRD PARTY BOOKING site:

For guests who booked through a travel agent, online booking platform or other third parties, please contact your booking provider directly for assistance. 

 

 

MAXIMUM ROOM OCCUPANCY
 

The maximum number of guests per room type is clearly specified on our website and via all our online agent sites. 

 

Failure to book appropriate rooms/bed numbers for your group may result in members of your party being turned away and/or penalty charges.

 

ELIGIBILITY

 

Guests must be at least 18 years old in order to make a reservation or complete a purchase through our site or any other booking channel. 

 

In using this website and submitting credit card details you represent and warrant that you are of sufficient age to create a legal binding obligation for any liability incurred. 

 

PRIVACY OF INFORMATION – WEBSITE USE

 

Red Fox Lodge recognises the privacy concerns of its customers, clients, guests, contacts and the users of its website. We store your details in our Property Management System as a profile, which in the future can be used for any other bookings. This will already have your preferences mentioned so we can cater all your needs.

 

 

ARRIVAL & DEPARTURE

 

CHECK-IN

 

Check-in is from 14.00 JPN. If you arrive earlier on the date of your stay, we are more than happy to hold your bags for you until your room is available.

 

Early check-in is subject to availability on the day of arrival.

 

We require valid identification on check-in in the form of driver’s licence or passport and evidence of your booking reference or voucher for bookings made via travel agents and online travel agent (OTA) websites. 

 

 

LATE ARRIVALS

 

We request that guests advise us of late arrival plans (arrival times after 20.00 JPN) prior to date of arrival. Directions on how to obtain the room key will be informed by the Red Fox Lodge reservation team.

 

 

NO SHOW

 

If guests do not arrive for their booking without prior notification, the booking will be cancelled in its entirety at 09.00 JPN on the morning after the reservations set arrival date. The Lodge is not obliged to keep the bed/room available after this time.

 

In the event of a no show, no refund will be provided. We recommend guests take out travel insurance for unforeseen circumstances.

 

CHECK-OUT

 

Check-out time is 10.00 JPN. We request that guests fully vacate the bed/room by this time. Belongings cannot be stored in the room after this time; however, we have secure storage available on request. 

 

Late check-out is subject to availability, must be pre-arranged and may incur additional charges. 

 

If you wish to extend your stay, please contact the team with as much notice as possible; extensions are subject to availability and may result in a room move. 

 

Any delays in vacating room after 10.00 JPN will result in an additional delay fee on the top of the room rate.

 

 

 

YOUR STAY

 

Coronavirus (COVID-19) 

As a guest of Red Fox Lodges, we appreciate you choosing to stay with us. 

 

Living the  coronavirus (COVID-19), our highest priority is the health and wellbeing of our guests and employees. 

 

We take standards for hygiene and cleanliness very seriously and are taking additional steps to ensure the safety of our guests and employees.  

 

We are working to ensure our Lodges meet the latest guidance on hygiene and cleaning on a daily basis. 

 

Our health and safety measures are designed to address a broad spectrum of viruses, including COVID-19, and include everything from handwashing hygiene and cleaning product specifications to guest room and common area cleaning procedures.

 

Specific steps Red Fox Lodges are taking include: 

 

Hand Hygiene: Proper and frequent handwashing is vital to help combat the spread of viruses. Our staff are reminded that cleanliness starts with this simple act. It is important for their health and that of our guests.

 

Ongoing Training: In addition to training on housekeeping and hygiene protocols, employees are also completing enhanced COVID-19 awareness training.

 

Cleaning Products and Protocols: 

 

Our Lodges use cleaning products and protocols which are effective against viruses, including:

 

Guest Rooms: Red Fox Lodges use cleaning and disinfecting protocols to clean rooms after guests depart and before the next guest arrives, with attention paid to high-touch items.

 

Public Spaces: Red Fox Lodges have increased the frequency of cleaning and disinfecting in public spaces, with a focus on the counter at the front desk, door handles, shared bathrooms and room keys.

 

Back of House: In the spaces where employees work “behind the scenes,” Red Fox Lodges are increasing the frequency of cleaning and focusing on high-touch areas like entrances and staff offices.

 

NON-GUEST VISITORS

 

All non-guest visitors must be met by a named guest and signed in at reception before accessing the Hotel rooms areas. 

 

The named guest is responsible for the visitor while onsite and liable for any damages, and room fees that the visitor incurs.

 

These visitors must be signed out by 20.00 JPN in compliance with our Fire and Safety regulations process. 

 

Red Fox Lodge guests wish to add extra people to their room occupancy this must be pre-arranged with the front desk team and must not exceed the capacity of their room.

 

 

PETS

 

No Pets.

 

 

AGE LIMITS

 

For the avoidance of doubt, any persons aged 17 years or younger must be accompanied by a parent or guardian for the duration of their stay in our Lodges. 

 

BANNED ITEMS

 

BB guns and fireworks are not permitted inside any part Red Fox Lodge buildings or surrounding neighbourhood. Any guest suspected of or caught in possession of these items will be asked to leave the property immediately without refund.

 

SMOKING

 

Smoking is not permitted inside any part of Red Fox Lodge buildings; this includes the use of vapes. There are designated areas for smokers outside the building. Any guest who smokes inside the rooms is liable to pay a cleaning fee. Any guest suspected of or caught altering smoke detectors or sprinklers will be asked to leave the property immediately without refund.

 

FIRE ALARM CHARGES

 

Our fire alarms are automatically connected to the fire service. If there is evidence to suggest that a heat or smoke sensor has been set off purposefully or through a guest’s active negligence, heavy use of aerosol products or smoking/vaping in the building the guest will be liable to pay the fire service call out charge (¥EN 120,000). Any guest suspected of or caught altering smoke detectors or sprinklers will be asked to leave the property immediately without refund.

 

ALCOHOL & DRUG USE

 

We allow moderate, responsible drinking onsite in our communal areas, bar and Restaurant only. Drinking and eating is not permitted in rooms. After 23.30 JPN we request that guests vacate the bar and restaurant. Intoxicated guests who are deemed a risk to themselves or others will be asked to leave the premises. The use of illegal drugs is not permitted on our sites and will result in immediate eviction without refund.

 

SOCIAL CODE

 

For a stress-free stay for all our guests in the Lodge, Red Fox Lodge requests that you be mindful of other guest trying to rest. Between 22.00 JPN and 07.00 JPN we request that you respect all other guests and keep the noise level to a minimum. Should we receive any noise-complaints this will be considered as a first warning and if repeated, we reserve the right to charge a YEN 10,000 Disturbance Fee per person and ask you to leave the lodge premises quietly.

 

DAMAGE

 

If you or any member or invitee of your group causes damage to the Lodge, injures other guests or their property, or otherwise breaches any of these Purchase Terms, we reserve the right to:

  • Cancel your reservation with immediate effect and (if appropriate) eject you from the Lodge;

  • Charge a soiling fee of ¥EN 10,000 per person and/or the cost of the cleaning/item/remediation work plus admin time;

  • Retain all sums paid by you and/or charge you the full amount of your reservation; and/or

  • Refuse future reservations from you and/or refuse you entry or accommodation at any of our Lodges. We will not be liable for any refund or compensation in such circumstances.

 

 

LOST PROPERTY

Belongings that are left behind and found by the staff at the Lodge will be securely stored for two weeks. After this time items that are deemed high value (passports & items approximately over ¥EN 20,000) will be handed to the local police station. Items below this value will be donated to our favoured local charity. 

Red Fox Lodge is not liable for lost property and storage. 

 

If you believe you have left behind any of your personal belongings, please contact the Lodge reception so this can be traced and returned to you as soon as possible.
Guests are liable for handling, postage and courier costs or charges for returning lost property. Alternatively, lost property can be collected in person from the Lodge Front Desk.

 

 

DISPUTES PROCEDURE

 

Where you feel that we have not responded adequately to your enquiry, or otherwise wish to raise a dispute with us, you can contact us info@redfoxlodge.com. We will endeavour to resolve the matter promptly.

 

 

TRAVEL INSURANCE

 

Red Fox Lodge strongly recommends that at the time of booking you purchase comprehensive travel insurance to cover items including but limited to: loss of booking amount through cancellation, loss or damage to personal luggage or possessions, loss of money and medical expenses.

 

 

SOCIAL MEDIA

 

When you post and/or tag any social media content (including, without limitation, photos, text, graphics, audio, video, location information, comments or any other materials) in relation to Red Fox Lodge on social media sites (such as Instagram or Facebook) (“Social Content”), we may use this Social Content in connection with our business. Such use may be in conjunction with our website, electronic media and/or print material.

 

By posting your Social Content in a public forum, you agree to us publishing your name or username associated with that content and using all or any of your Social Content.

 

You agree, represent and warrant that:

– You own, or have obtained from third parties, all appropriate rights in your Social Content.

– The Authorised Entities’ use of your Social Content will not violate the intellectual, proprietary or other rights of any third party, or any applicable law.

– The Social Content is not libellous, defamatory, obscene, pornographic, abusive, indecent, threatening, hateful, offensive or other unlawful.

You release the Authorised Entities from any liability relating to its use of your Social Content in accordance with these Social Media Terms.
